			<content:encoded><![CDATA[<p>Residential unit sales continued to move along at a brisk pace last week as Saskatoon real estate agents reported a total of 105 firm deals to the local MLS. That number brings an increase of nine sales compared against <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-may-6-12-2012/">the previous week</a> and growth of seven when compared against sales activity from <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-may-16-20-2011/">the same week a year ago</a>.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> added to the inventory of the Saskatoon multiple listing service slid from the lofty levels recorded the previous week, falling by 30 properties to 154 to finish just slightly lower than the same week from the previous year when 157 Saskatoon homes were introduced to the system.</p>

<p>Following a week that saw a needed bump to the total inventory of active MLS listings in the residential category, inventory growth sputtered but inched higher growing by just 13 units over the week to reach 1203 properties, down from 1380 at the close of the same week in 2011. Today’s totals show 726 single-family homes and 403 condominiums available to Saskatoon real estate buyers. At this time last year, those numbers stood at 804 and 502 respectively. This would be the first time that the inventory of available Saskatoon condos has been above the 400 mark this year but it’s still twenty percent lower than it was a year ago.</p>

<p>The average selling price of a Saskatoon home moved higher once again reaching $349,414 this week. The median sale price for the week moved in the opposite direction slipping nearly eight thousand dollars to settle at $311,250. After five consecutive weeks of growth at record levels, the six-week average selling price of a Saskatoon home slipped lower falling a bit more than four thousand dollars from the previous week to $342,038 for an annual gain of about twenty-three thousand dollars. The four-week median price slipped a little more falling fifty-three hundred dollars from last week to $317,900 for annual growth of about eleven thousand dollars. Over the past few weeks the annual gains to the four-week median have been moderating, coming in at about half the amount that we’d been seeing through most of the first few months of the year.</p>

<p>The number of Saskatoon homes that traded for more than the asking price moved higher again reaching 11 this week. On average, the buyers involved in those deals paid the seller an extra $4,777 to walk away with the home they wanted. By contrast, 86 of the 105 closed transactions recorded on Saskatoon’s MLS system this week reported a price that was below the list price by an average of $10,823. Another eight home sellers made off with their full asking price.</p>
<p>Other notable Saskatoon real estate activity this week includes 39 cancelled and withdrawn listings, just 9 properties that expired from the system without a sale and 45 price changes.</p>

<h3>Highlights from CREA&#8217;s release</h3>
<ul>
<li>Home sales up 0.8% from March to April.</li>
<li>Actual (not seasonally adjusted) activity stood 11.5% above levels in April 2011.</li>
<li>The size of the year-over-year increase reflects a slowdown in sales last April following changes to mortgage rules which came into effect on March 18, 2011.</li>
<li>The number of newly listed homes edged back 0.2% from March to April.</li>
<li>While still well balanced, the combination of stable new listings and slightly higher sales activity resulted in a tighter national housing market.</li>
<li>The national average home price edged up 0.9% on a year-over-year basis in April.</li>

			<content:encoded><![CDATA[<p>Saskatoon real estate sales continued to clip at a pretty good pace this past week with local agents reporting a total of 96 house and condo sales to the Saskatoon multiple listing service®. That number is down from<a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-29-may-5-2012/"> the previous week</a> by 13 properties and ahead of numbers produced during <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-may-9-13-2011/">the same week last year</a> by 12.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> numbers came in very strong this week. In fact, they once again reached their second highest weekly level for the year as 184 houses and condominiums hit the market, to see an increase of five compared to last week and a whopping gain of 65 units compared against the same week in 2011.</p>

<p>The total inventory of active MLS® listings in the residential category saw its first significant gain in weeks as that number pushed higher by 58 units from last week to reach 1,190 properties. That leaves us roughly 150 units shy, or about ten percent off of inventory levels recorded on the same date last year. Today’s active listing searches show 714 single-family homes (houses) and 397 condominiums bearing an “active” status. Last year, at this time, those numbers sat at 786 and 486 respectively.</p>

<p>The average selling price of a Saskatoon home surged higher over the previous week gaining almost 20K to reach $337,459. The median sale price took the same direction but capped its gains at 18K reaching $318,900. For the fourth consecutive week, the six-week average selling price of a Saskatoon home reached a new record high. This past week, it grew by about twenty-five hundred dollars to finish the week at $346,386 and claimed an annual gain of just over thirty thousand dollars. The four-week median price slipped two thousand dollars from the previous week to $323,000 to put it $14,500 higher than it was one year ago.</p>

<p>Saskatoon homes that traded for more than the asking price inched marginally higher to seven. Those fortunate sellers managed to pick up an additional $3,861 above their asking price. Another 18 home sellers bagged a full price offer. Meanwhile, 71 of this week’s 96 sales required a sharper pencil for the seller. Those deals concluded below the asking price by an average of $8,776.</p>
<p>Other notable Saskatoon real estate activity on the multiple listing service® this week includes 36 cancelled and withdrawn listings, just 5 properties that expired from the system without a sale and 41 price changes.</p>

			<content:encoded><![CDATA[<p>It was a busy week for Saskatoon real estate agents in both <a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new listings</a> and sales.</p>
<p>This week, a total of 109 single-family homes and condominiums were reported sold to the Saskatoon MLS® system, the second highest number for any week this year. That amounts to a gain of 18 units compared against <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-22-28-2012/">the previous week’s sales</a>, and it’s also up by the same amount when compared against sales reported for <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-may-2-6-2011/">the same week in 2011</a>.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> were also at their second highest weekly level for the year at 179, up 34 from the previous week and higher than the total number of <a href="http://teamfisher.com/search-saskatoon-homes-for-sale/">Saskatoon homes</a> offered for sale on the market during the same week a year ago by 15. For eight of the ten previous weeks, new listings have tracked year-over-year gains.</p>

<p>Still, gains to the inventory of active MLS® listings in the residential category are sluggish at best as it grew just twelve units this week to 1132 and finished the week lower on a year-over-year basis by almost 200 homes. In fact, residential inventory listed on the Saskatoon multiple listing service® is at its lowest point in nearly four years for the time of year. It’s been that way for about six weeks. If the current trend continues we may be headed for the lowest levels of inventory since 2007 when supply diminished to almost nothing. There doesn’t appear to be any realistic chance that we’ll see the very low levels of 2007 again, but supply is softening while demand appears to be increasing.  At present, there are 677 single-family homes and 383 condominiums displaying an active status on the system. That compares to 774 and 490 respectively at the same point in time during 2011.</p>

<p>The average sale price of a Saskatoon home took a significant slide this week when compared against the last, finishing lower by about $35K at $318,778. With far fewer weekly sales above the $500,000 mark, and a handful more below $200,000 the weekly median fell even more as it slid more than $40,000 to close at just $302,000 for the week. At the same time, the six-week average sale price managed to inch up a little more than a thousand dollars from last week to close at a new record high of $343,821 and record an annual gain of more than $27,000. The four-week median took a serious slide dropping almost $15,000 from the previous week to finish at $325,000 for a year-over-year gain of just $12,500.</p>

<p>I had an opportunity to participate in a social yesterday that was well attended by Saskatoon mortgage brokers. It was interesting to hear one of them talking about how insane the market is noting that there are all kinds of multiple offers and “everyone is over-bidding.” For the record, “everyone” is not overbidding. There were five overbid sales this week, not counting a few brand new homes that may have included extras not included in the original listing. That’s less than five percent of sales, and those that did sell above list went for an average of just $1,600 over. This is just a simple fact. For the majority of Saskatoon home buyers (those buying under $400K), they’re clearly facing a seller’s market but whether you’re buying or selling, it’s important that you’re not taken in by this kind of hype. Every situation is clearly different and a few sales that went well over list price have hit the stat sheet this year, but in most cases, even where multiple offers are a factor, homes are selling for somewhat less than asking price. That was the case in 82 of this week’s 109 recorded sales. Those buyers managed a discount averaging $7,406. Another 22 lucky seller’s received offers at their full asking price and wrapped up a deal.</p>
<p>Other notable Saskatoon real estate activity this week includes 34 cancelled and withdrawn listings, 38 properties that expired from the system without a sale and 48 price changes.</p>

			<content:encoded><![CDATA[<p>The Saskatoon Region Association of Realtors® (SRAR) released the MLS® residential real estate statistics for <a href="http://www.mysaskatoonhome.com/MLS__Stats/page_1723681.html">April of 2012</a> today, accompanied by the following release.</p>
<p><em>The number of listings increased in April, which is typical of the spring market. “Even though the Saskatoon market saw a 20% increase in the number of sales in April compared to <a href="http://teamfisher.com/saskatoon-home-sales-soften-slightly-while-prices-remain-strong-srar/">April of 2011</a>, a 15% increase in the number of listings year-over-year helped to keep the market in balanced territory,” according to Jason Yochim, Executive Officer of the Saskatoon Region Association of REALTORS® (SRAR). The sale-to-listing ratio is a good indicator of the balance between buyers and sellers. A current ratio of 56% indicates that slightly more than one out of two houses listed are selling. “By comparison, at this same time in April of 2007 the sales to listing ratio was at 90% which helped fuel a significant increase in prices in Saskatoon,” says Yochim.</em></p>

<p><em>Year-to-date, sales in the price range between $200,000 and $300,000 were down 3% compared to last year while sales in the $300,000 to $500,000 price range were up 34%. “There is still healthy activity over $300,000 with a good supply of product, however the selection is tighter in the $250,000 to $350,000 range.”</em></p>

<p><em>The total residential volume year to date was $555,154,716, up 25% when compared to this time last year. In April, the average price of a home in Saskatoon was $341,486 while the median price was $335,000.</em></p>

<p><em>The average sale price is determined by dividing the total dollar volume of sales by the total number of units sold across the Saskatoon market while the median price is determined using the mid-point of all sales listed. “It is important to remember that these numbers should not be applied to a specific style of home in a specific neighborhood. If a consumer is interested in data more specific to their situation it is advisable to contact a professional REALTOR® for an accurate determination of price,” Yochim summarized.</em></p>

			<content:encoded><![CDATA[<p>Saskatoon real estate agents reported a total of 91 house and condo sales to the Saskatoon MLS® system this week, down eight from <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-15-21-2012/">the previous week</a> and just marginally lower than recorded activity for <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-25-29-2011/">the same week a year ago</a> when 94 homes traded.</p>
<p>On the heels of a very busy week for listings, <a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new MLS® listings</a> slipped lower this week falling 33 units from the previous week to 145 houses and condos, still well above numbers generated over the same period of 2011 when just 118 properties were offered up for sale.</p>

<p>Total active MLS® listings in the residential category continued to advance at a slower rate than we would hope for at this time of the year. By the close of the week, the residential inventory had inched up just twelve units from the previous week to 1120 homes. That’s down 15 percent from the previous year’s numbers, which stood at 1310 at this point in the year. A search of the agent MLS® today shows 662 single-family homes (detached houses) and 381 condominiums that display “active” as their status. Last year at this time, those two Saskatoon housing categories stood at 753 and 489 respectively.</p>

<p>With active inventory down 15 percent and units sales showing a year-to-date increase of 12 percent, Saskatoon housing prices are seeing some upward pressure. There seems to be some general consensus that the nine percent increase we see in average prices is somewhat skewed by a growing number of transactions at the upper end of the market, there’s little doubt that buyers who are purchasing homes priced below $450K are paying more than they might have a few months ago.</p>
<p>The average price of a home sold in Saskatoon last week was $353,256. The median climbed nearly twenty-three thousand dollars to $344,900. Both of our longer-term measures reached new record highs as the six-week average gained five thousand dollars on a weekly basis and reached $342,732. That’s up about thirty-two thousand dollars from the same week last year. The four-week median price saw a weekly gain of just over two thousand dollars and hit $339,900 for a year-over-year gain of thirty-one thousand dollars.</p>

<p>While there are clearly a growing number of situations where multiple offers are being generated on homes, particularly those priced below $400K, buyers are rarely making offers above the asking price. Only four such sales were recorded this week. When it happened, the overbids were fairly strong averaging $8,600. Another 16 lucky sellers managed to close a deal for the full asking price while 71 of this week’s 91 sales required some pencil sharpening on the seller’s part, to the tune of $10,117 on average.</p>
<p>Other notable activity on the Saskatoon multiple listing service® this week included 36 cancelled or withdrawn listings, 11 expired listings and 41 price changes.</p>

For the first time since the middle of February we’re seeing two consecutive weeks of sales growth with this week’s house and condo sale numbers at 98 units.  That represents a gain of just seven units compared to <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-8-14-2012/">the previous week</a> and annual growth of 15 homes when compared to MLS sales for <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-18-22-2011/">the same week last year</a>.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> took a substantial jump as Saskatoon real estate agents brought 178 homes to the market, up by 40 from the previous week and well above what we saw during the same period of 2011 when just 108 houses and condos hit the market.</p>

<p>At the same time, total active MLS listings in the residential category failed to gain any traction moving higher by just one unit compared to the close of last week. They finished the week at 1108, down from 1298 at the end of the same week a year ago. Today, Saskatoon home buyers have a selection of 646 single-family homes and 392 condominiums to choose from. Last year at this time, those numbers sat at 758 and 469 respectively.</p>

<p>The average selling price of a Saskatoon home slipped about six thousand dollars this week but still managed to stand pretty tall at $345,518. One sale at $1.25 million dollars skews that number about 12K higher than it would have been without it. There was more activity in lower end homes as the weekly median sale price slipped more than twenty thousand dollars to $322,000. The six-week average price pushed higher by seventy-five hundred dollars compared to last week and finished at $337,784 up a full thirty-three thousand dollars from the same week a year ago. The four-week median moved sharply higher gaining $17,500 on the week to finish at $337,450 claiming an annual gain of more than twenty-eight thousand dollars.</p>

<p>Once again, just six lucky sellers managed to complete a sale above their asking price and those overbids were fairly conservative, averaging just $1567. Another 16 Saskatoon home sellers found a buyer willing to pay the full asking price while 76 of this week’s 98 sales saw a seller giving up about $11,601 on average to put up a sold sign.</p>
<p>Other notable activity this week included 48 cancelled or withdrawn listings, 30 expired listings and 48 price changes.</p>

			<content:encoded><![CDATA[<p>Saskatoon real estate managed a week of sales that looked more like spring than fall. Over the course of the week, 91 house and condominium sales were reported to the Saskatoon MLS, up nearly 30 units from <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-1-7-2012/">the previous week</a> and ahead of <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-11-15-2011/">the same week a year ago</a> by 15.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> also slipped lower falling into range of the seasonal norms. House and condo listings came in at 138, this week, down 54 properties from the previous week but still ahead of last year’s weekly total of 130.</p>

<p>Meanwhile, the total number of active MLS listings in the residential category made its largest weekly gain since the first week of February and cracked the 1100 mark for the first time this year. The inventory of active listings grew by 47 units to reach 1107 but still closed the week short of levels seen at this time last year by close to 200 units. A closer look at the sub-categories within the broader “residential” category shows 631 single-family homes and 384 condos showing an active status. Last year at this time, those two housing types displayed 717 and 475 available units respectively.</p>

<p>A whack of sales in the $400,000-500,000 range, and a pretty good handful above $500K, including Saskatoon’s third sale of the year worth more than $1 million, kept the weekly median price and the average sale price of a Saskatoon home fairly high. Those numbers came in at $351,420 (average) and $343,000 (median). The six-week average gained about $2500 over the previous week to reach $330,209. That’s its highest point since November of last year. It’s a full ten percent higher than it was at this time last year when it sat just below $300K. The four-week median price reached levels not seen since 2010 finishing the week higher by nearly seven thousand dollars and closing just below $320,000 for an annual gain of nearly $25K.</p>

<p>Homes priced $50,000 on either side of the average are getting snapped up pretty quickly. Saskatoon real estate agents continue to encounter situations where multiple offers exist on properties that show well and are priced competitively, but for the most part, buyers are proceeding somewhat cautiously in these situations. Only six of this week’s firm sales recorded a selling price that was greater than the asking price. In those instances, the average overbid was just $4,366. Another 15 home sellers completed a deal at their full asking price. Meanwhile, 70 of this week’s 91 house and condo sales concluded with a negotiation that resulted in an average discount of $9,283 from the asking price.</p>
<p>Other notable activity this week included 22 cancelled or withdrawn listings, five expired listings and 35 price changes.</p>

Nationally, income gains combined with “modest declines” in house prices helped to “dial back the deterioration that occurred last spring.”</p>
<p>In Saskatchewan, most housing types saw some small improvements in affordability. Although measures remain slightly higher than their long-term averages, <a href="http://www.rbc.com/economics/index.html">RBC</a> indicates that affordability in Saskatchewan isn’t likely to be much of a factor in the short-term.</p>
<p>“Affordability, therefore, is unlikely to be a factor restraining Saskatchewan homebuyers at this point. Indeed, they were very active in the fourth quarter, with resales surging nearly 9% from the third quarter to their highest levels in almost four years. Strong economic growth will continue to benefit Saskatchewan’s housing market in 2012.”</p>

			<content:encoded><![CDATA[<p>Saskatoon real estate sales continued to bounce for the eighth week in a row. This was a down week as sales of house and condos fell fifty units compared to <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-25-31-2012/">the previous week</a>. Local agents reported just 63 firm sales to the multiple listing service®, about even with numbers recorded during <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-april-4-8-2011/">the same week a year ago</a>.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a>, on the other hand, moved in the opposite direction with the Saskatoon real estate market recording one of its busiest periods since May of 2009. Over the past six days, 192 houses and condos were added to the MLS® system, up nearly 80 units from last week, and well above the 148 Saskatoon homes that hit the market over the same period a year ago.</p>

<p>After a brief retreat last week, the total inventory of residential listings on the Saskatoon multiple listing service® began to move higher again, but at a slower pace than you might have expected given the large difference between new listings and sales. A total of 56 cancelled and withdrawn listings, combined with 42 listings that expired at the end of March kept the numbers from advancing very much. MLS® inventory advanced by just 29 properties from the close of the previous week to reach 1060, falling short of numbers available at the same time last year by a full 200 units. The largest declines continue to be seen in the condominium category that has declined by 113 units in a year’s time to just 356 available units. Single family-home inventory fell by 93 properties during the same period of time and reached just 624 homes by the end of the week.</p>

<p>In spite of last week’s lofty prices, the median sale price of a Saskatoon home managed to advance another seventy five hundred dollars this week when it reached $339,900. At the same time, the weekly average fell nearly thirty-five thousand dollars to $330,663. This week’s numbers were driven more by an absence of low-end sales than it was impacted by an abundance of high-end sales. There were only 11 sales recorded below the $250,000 mark. Meanwhile, the six-week average price fell about thirty-five hundred dollars from a week ago to $327,735 recording a year-over-year gain of almost 28K. The four-week median price inched up just nine hundred dollars compared to last week and closed at $312,900 for an annual increase of roughly twenty-six thousand dollars.</p>

<p>Sales occurring at levels exceeding the asking price remained fairly conservative at just five properties. The average overbid was quite strong at almost fifteen thousand dollars, but much of that can be attributed to one <a href="http://teamfisher.com/saskatoon-neighbourhoods/nutana/">Nutana area</a> bungalow that sold for an amazing $72,000 above the asking price. Units that traded at the full asking price did come in pretty strong. A total of 18 sellers (28 percent of all sales) received offers of their full list price. Another 40 sellers accepted less than they had hoped for with an average underbid of $9,135.</p>

			<content:encoded><![CDATA[<p><img class="alignleft" src="http://www.teamfisher.com/images/teamblog/rlp_hps_q112.jpg" alt="" width="214" height="131" /><em>The Royal LePage House Price Survey released today showed year-over-year house price increases for most housing types surveyed in Saskatoon. The exception to this being standard condominiums, which witnessed a slight price decrease in the first quarter of 2012.</em></p>
<p><em>Detached bungalows posted a modest year-over-year gain of 2.3 per cent to an average selling price of $338,750. Standard two-storey homes saw a 3.1 per cent year-over-year increase to $371,000, while standard condominiums witnessed a decrease of 1.0 per cent year-over-year to $237,000.</em></p>
<p><em>”Inventory levels are down slightly year-over-year yet market activity remains very strong,” says Norm Fisher, Royal LePage Saskatoon Real Estate. “Lower than average inventory levels have led to more multiple offer scenarios for certain housing types in the area. However, we are only seeing a handful of these listings sell above asking price.”</em></p>
<p><em>Fisher noted that, overall, the real estate market in Saskatoon was very healthy during the first quarter of 2012.</em></p>
<p><em>“We witnessed a spike in sales during the last few weeks of March, which shows that buyers are still confident and eager to take advantage of low interest rates,” said Fisher.</em></p>
<p><em>Nationally, market activity in the first quarter of 2012 was unusually high resulting in tight inventories and strong price appreciation in most major cities. Buyers were attracted into the market by historically low mortgage rates and sellers brought listing inventory to market earlier than normal, encouraged by unseasonably warm weather.</em></p>
<p><em>In the first quarter, Canada’s average standard two-storey homes rose 5.0 per cent year-over-year to $398,282, while detached bungalows increased 4.4 per cent to $356,306. Average prices for standard condominiums increased 2.2 per cent to $243,153.</em></p>
<p><em>“Our housing market is being pulled in opposite directions by opposing economic forces,” said Phil Soper, president and chief executive of Royal LePage Real Estate Services. “On one hand, there is the rapidly strengthening U.S. economy, increasing Canadian consumer confidence and what can only be called a national mortgage sale encouraging activity and bidding up home prices. On the other, we have signs of over-shooting values and strained affordability in our largest cities. We are likely to see much more modest price appreciation as the year unfolds.”</em></p>

			<content:encoded><![CDATA[<p>The Saskatoon Region Association of RealtorsÒ (SRAR) released the MLSÒ residential real estate statistics for <a href="http://www.mysaskatoonhome.com/MLS__Stats/page_1723681.html">March of 2012</a> today, accompanied by the following release.</p>
<p><strong><em>“The Saskatoon marketplace experienced a 14 percent increase in the number of sales, year-to-date, when compared to the first quarter of 2011,” reports Jason Yochim, Executive Officer of the Saskatoon Region Association of REALTORS® (SRAR) today.  At the same time, the number of new listings was down 2 percent year-to-date when compared to 2011. “The total number of listings available in Saskatoon at the end of March was 1053, a decrease of 166 units from <a href="http://teamfisher.com/saskatoon-residential-resale-market-ends-q12011-strong-srar/">the same time a year ago</a>.”</em></strong></p>
<p><strong><em>“Sales in all price ranges were strong with the greatest activity occurring in homes priced over $350,000 where sales were up 140 percent year-to-date over 2011. Sales in the $450,000 to $500,000 price range increased 243 percent compared to last March,” said Yochim. “The average year-to-date sale price in Saskatoon continues to rise, increasing by 9 percent to $318,946 while the median sale price was $309,900.”</em></strong></p>

Local agents reported a whopping 113 single-family home and condominium sales to the Saskatoon multiple listing service® for a weekly gain of 48 homes, well up from the 71 properties that traded during <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-28-april-1-2011/">the same week last spring</a>.</p>
<p>Meanwhile, <a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new listing</a> numbers slipped by 15 when compared against <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-18-24-2012/">the previous week</a> to 115 homes, down about 20 from the numbers registered during the same period a year ago.</p>

<p>The total inventory of residential properties that are currently offered for sale on Saskatoon’s multiple listing service® took an unusual turn for the season we’re in and slipped by 38 units compared against the close of the previous week to finish at just 1031, about 185 units lower than levels seen a year ago, even breaking below 2009’s weaker levels for the first time. Today, we see just 609 single-family homes and 336 condominiums showing the active status. Looking back a year ago, those numbers stood at 693 and 446, respectively. Single-family home inventory is down 12 percent on a year-over-year basis while condo inventory has slipped lower by 25 percent.</p>

<p>Weekly price measures can be misleading, when examined by themselves. A large number of sales at either the upper end, or the lower end of the market can skew them severely. That certainly happened this week as the average sale price of a Saskatoon home reached the highest level that I can ever recall seeing at $364,183. Higher end buyers were on the move as the weekly median grew by more than $60,000 from the previous week to $332,500. There were 14 sales above the $500,000 mark this week and a pretty good handful that broke $400K. The six-week average price moved higher by thirteen thousand dollars on a weekly basis reaching $331,206 for an annual gain of more than thirty thousand dollars. The four-week median price pushed higher by twelve thousand dollars to $312K to finish ahead of last year’s number by twenty thousand dollars.</p>

<p>For the most part, buyers found a seller willing to negotiate, at least a bit, as 91 of 113-recorded sales closed at a price that was below the asking price. The average discount registered at $9,624. Five lucky sellers got a bit more than they had asked for finishing their deal up by $4,730. An additional 17 Saskatoon home buyers stepped up and delivered a full price offer on the home that they ended up purchasing.</p>
<p>Other notable Saskatoon real estate activity this week included 39 cancelled or withdrawn listings, just 16 expired listings, and 41 price adjustments.</p>

			<content:encoded><![CDATA[<p>Like Saskatoon real estate prices lately, home sale numbers are showing some pretty strong ups and downs over the past several weeks. This week was a down. The number of houses and condos reported as sold to the MLS® system slipped 17 units compared against <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-11-17-2012/">the previous week</a> to just 65 homes and fell short of the number of sales reported during <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-21-25-2011/">the same week a year ago</a> by 19 properties. Still, a strong start to the year and a few very robust sales weeks put total units sold so far this year ahead of last year by a little more than eight percent.</p>
<p>Meanwhile, <a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new listings</a> are showing an increase of just two percent compared to last year having grown to 1440 from 1408. This week, Saskatoon real estate agents brought 130 houses and condominiums to the multiple listing service®, up two from the previous week and ahead of the same week in 2011 by 19 homes.</p>

<p>The total number of residential properties offered for sale on the Saskatoon multiple listing service® continued to make some gains, but at a slower pace than might be considered typical for this time of year. On a weekly basis, the numbers rose by just 17 to close the week at 1069, down more than 100 units from levels seen at the same time last year when 1173 properties were for sale. At present, there are 636 single-family homes and 349 condominiums showing an active status on the system. Last year at this time, those categories stood at 669 and 435 respectively.</p>
<p>In theory, stronger demand and softer supply is shifting the market to favour sellers. That’s bringing about a bit of hype and excitement amongst real estate agents and prospective buyers and sellers, but at this point, it seems to be more hype than substance. That said, there’s no denying that conditions have gotten tighter for buyers. Multiple offer scenarios are becoming a bit more commonplace. Agents scheduling showings are often finding many of the homes that they’d like to show are already under contract. Prices are clearly higher than they were a year ago, but not much higher than they were through the back half of last year. There isn’t a lot of over the top bidding wars like some markets have been reporting, but if you’re shopping for a home in the $250,000 &#8211; $350,000 range there’s a good chance that you’re running up against other buyers that might take a crack at it as well. Still, the largest majority of Saskatoon homes sold are still trading at, or below the asking price. It will be interesting to see what happens in the weeks ahead of us.</p>

<p>A strong showing of entry level buyers pushed the average sale price of a Saskatoon home sharply lower this week to make a somewhat rare appearance below the $300K mark, at $288,165. That’s the lowest weekly average price that we’ve seen since the first week of April, last year. The weekly median price followed along and slipped to $271,000. The six-week average price held its ground losing just five hundred dollars on a weekly basis to finish the week at $318,077 for an annual gain of about twenty-two thousand dollars. The four-week median slid lower by sixteen thousand from last week to close the week at an even $300K for year-over-year growth of roughly $15,000.</p>

<p>As I mentioned earlier, overbid activity wasn’t exceptionally strong, even though changing conditions in the market seem to favour sellers. Lately, we’ve been counting some overbids as “at list” sales, when it’s clear that something different has occurred with the listing (a new home that has been on the market 80 days sells for $40,000 over list because the final contract included basement development, which had never been factored into the list price). Taking those types of situations into account, just two Saskatoon home sellers closed a deal for more than their asking price with an average overbid of $12,200. Another 13 buyers stepped up to write a full list price offer while 50 of this week’s 65 sellers settled for a firm contract that was below their asking price by an average of $8,400.</p>
<p>Other notable Saskatoon MLS® real estate activity this week included 27 cancelled or withdrawn listings, just 12 expired listings, and 41 price adjustments.</p>

			<content:encoded><![CDATA[<p>The government’s plan to reduce corporate income tax on profits generated through the development of new rental properties are being met with praise from the real estate industry. The 2012-13 provincial budget will provide a ten percent tax break to builders who construct multi-family projects of eight or more units over the next ten years.</p>
<p>From yesterday’s Regina Leader Post:</p>
<p>“We think the government is ‘bang on’ here,” said Alan Thomarat, CEO of the Saskatchewan branch of the Canadian Home Builders’ Association. “Any of the money that they’ll have forsaken with respect to revenue collection from taxation, they’re going to get back at least threefold as far as we’re concerned — in job creation, in the consumption taxes and the project development and in our ability to continue to make sure that there’s housing for the growing labour force we need here.”</p>
<p>“Rental housing now starts to make sense — where it hasn’t in the past,” said Al Didur, chair of the government affairs committee of the Association of Saskatchewan Realtors, who called the program “exciting” and said developers can “stack” it onto other incentive plans.</p>
<p>The budget makes additional allowances for affordable housing including;</p>
<p>• a $2 million funding increase for the Rental Construction Incentive and Affordable Home Ownership program;</p>
<p>• $10.2 million in new expenditures by Saskatchewan Housing Corp., including $1 million for Habitat for Humanity build homes for 20 low-income families;</p>
<p>• $9.2 million for the Rental Development Program to develop an additional 200 rental units in communities with long-term housing needs;</p>
<p>• the previously announced Saskatchewan First-Time Homebuyers Tax Credit, which provides a tax credit of $1,100 for an eligible home purchase.</p>

			<content:encoded><![CDATA[<p>As the weather began to take a serious turn for the better, Saskatoon real estate sales and <a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new listings</a> both heated up this week. Local agents reported a total of 82 sales of single-family homes and condominiums to the MLS® system for a weekly gain of 25 units, up 12 from <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-14-18-2011/">the same week a year ago</a>. New listings in the same categories came in at 128, up 11 from <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-4-10-2012/">the previous week</a>, and ahead of new listings for the same period last year by 12.</p>

<p>Following a bit of a pre-spring stall, the total inventory of Saskatoon homes in the residential category of the multiple listing service® pushed higher for the second week in a row. We closed the week with a total of 1052 listings for a weekly gain of 28 and year-over-year growth of 76 homes. The total number of single-family homes available for purchase on the system grew by 14 this week to 613 for an annual decline of about 50 houses. Meanwhile, total Saskatoon condominiums listed for sale inched ahead with the database growing by just five from last week to 342, about 88 fewer units than were available at the same time last year.</p>

<p>Over the course of the week, 27 Saskatoon home sellers pulled their listing from the system, most hoping to develop a new strategy for another go at the market. An additional 41 listings saw a price adjustment. Meanwhile, 12 MLS® listings came to the end of their term and expired without a sale.</p>
<p>Prices remained pretty stable compared with the previous week. The weekly median sale price was the only measure that showed much change as it slipped nineteen thousand dollars from last week to $306,000. The average sale price of a Saskatoon home inched higher by just a little more than a hundred dollars to $323,573. The six-week average slipped by about seven hundred dollars from the previous week to $318,517 and picked up an annual gain of more than 24K. The four-week median grew by just one thousand dollars from last week to $315,900 but managed to finish higher than it did the same week last year by nearly thirty thousand dollars.</p>

<p>The number of Saskatoon home sellers who managed to secure an offer for more than their asking price slipped lower again to just six, with a pretty strong average overbid approaching 10K. Another eight sellers accepted a full price offer while 68 of 82 Saskatoon home sales required a little give and take to close a deal. Those sales came in below the asking price by an average of $9,006 this week.</p>

			<content:encoded><![CDATA[<p>Coming off of the strongest sales week this year, Saskatoon real estate sales plunged to levels more typical of winter months as local agents brought just 57 firm sales of detached houses and condominiums to the MLS® system this week for a weekly decline of nearly 40 units. Sales for the week closed behind <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-march-7-11-2011/">the same week a year ago</a> by ten properties.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> also took a dive with just 117 new house and condo listings being added to the Saskatoon multiple listings service® this week, down from 167 <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-26-march-3-2012/">last week</a> and below the numbers seen during the same period of 2011 when 125 properties were offered for sale.</p>

<p>The inventory of active residential listings on the Saskatoon MLS® system finally saw a notable increase after stalling out for three consecutive weeks. At the close of this week’s activity, 1024 residential properties showed an active status on the system. That’s up 34 properties from the close of the previous week but still substantially lower than it was at the same date in 2011 when 1139 homes were available to prospective buyers. The annual decline is most significant in the condominium category, which has slipped to just 337 homes, down from 431 at the same time a year ago. Single-family inventory is off by 44 from levels seen a year ago to 599.</p>

<p>This past week, there were 30 property listings that were cancelled or withdrawn for the system. Another 43 Saskatoon home sellers adjusted their asking price while nine others came to the end of the term of their listing and saw it expire without a sale.</p>
<p>The average selling price of a Saskatoon home edged higher again, picking up a little more than nine thousand dollars compared to last week to finish at $323,465. The median sale price finished up, about as much as the average as it finished the week at $325,000. The six-week average price inched up just a few hundred dollars this week to $319,178 for an annual gain of about 24K, while the four-week median slipped lower on a weekly basis to $314,900 finishing higher than it did a year ago by $22,400.</p>

<p>Overbid sales lost some luster falling from 12 last week to just seven this week. The average overbid remained pretty high at almost $16,000. Another five sellers got their full asking price while 45 of this week’s 57 sales closed below the asking price by an average of $8,298.</p>

			<content:encoded><![CDATA[<p>Saskatoon real estate sales reached their highest point for 2012 this week as local agents reported a total of 96 firmly sold single-family homes (detached houses) and condominiums to the multiple listing service®. This week’s volume shows an increase of 20 units over those sold <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-19-25-2012/">the previous week</a> and growth of 23 homes on a year-over-year basis.</p>
<p>At the same time, <a href="teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">new listings</a> also hit their highest point for 2012 as a number of listings that expired at the end of February where brought back for anther go. This week, 164 houses and condos hit the Saskatoon MLS® system, up 61 homes from last week and trumping the number of properties listed <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-28-march-4-2011/">the same week last year</a> by 36.</p>

<p>In spite of exceptionally strong listing activity, the total inventory of Saskatoon homes offered for sale on the multiple listing service® declined as 71 properties slipped off of the system having expired without a sale. This morning, a total of 990 residential properties located within city limits are displaying an active status, down 29 from the close of the previous week and fewer than were available at the same point last year by 109 homes. Listing inventory seems to have stalled a bit over the past few weeks creating a pretty unusual black line (for this time of year) on the active listings chart. Here’s hoping that line will turn and start moving up again in the week ahead. Sales are clearly gaining some momentum. More listing are going to be needed to satisfy the demand.</p>
<p>Taking a closer look at the key housing categories, today we have 577 detached houses and 327 condominiums available on the MLS® system. Houses remained stable on a weekly basis while the condo numbers declined by 27 units. At this time last year, buyers had 604 single-family homes and 430 condominiums to choose from.</p>

<p>This past week, there were 38 property listings that were cancelled or withdrawn for the system. An additional 32 Saskatoon home sellers adjusted the asking price of their home. As I mentioned earlier, 71 listings reached the end of their term and expired without a sale.</p>
<p>The average selling price of a Saskatoon home continued to bounce around. This week it came off of its high for the year slipping more than $40K to settle at $314,281. The median sale price for the week slipped less, but still lost more than $30K to finish the week at $302,450. The six-week average price remained pretty stable gaining just four hundred dollars from last week to finish ahead of the same week last year by nearly twenty thousand dollars. The four-week median price edged up almost forty five hundred dollars to $316,455 to claim a year-over-year increase of more than $30,000.</p>

<p>Overbid sales moved higher to 12 with an average overbid of $6,105. The majority of this week’s lucky sellers were in area 2. Another 15 homes traded at the seller’s full asking price while 69 of this week’s 96 sales where reported to have sold for less than the asking price by an average of $8,220.</p>

			<content:encoded><![CDATA[<p>The Saskatoon Region Association of Realtors® (SRAR) released the MLS® residential real estate statistics for <a href="http://www.mysaskatoonhome.com/MLS__Stats/page_1723681.html">February of 2012</a> today, accompanied by the following release.</p>
<p><em>“The real estate market in the Saskatoon area is showing no sign of slowing down,” reports Jason Yochim, Executive Officer of the Saskatoon Region Association of REALTORS® (SRAR) today. Year to date residential sales dollar volume of $180,802,565 is up a whopping 30% over <a href="http://teamfisher.com/saskatoon-residential-resale-market-maintains-its-momentum-srar/">2011</a>.</em></p>
<p><em>“Buyers continued to be active in the market place with sales outpacing the number of new listings (percentage increase),” said Yochim. “Unit sales, year to date, are up 21 percent while the number of units listed is up only 2 percent. This resulted in an increase of 7 percent in the average sale price to $313,893 compared with $292,510 last year”</em></p>

<p><em>For the number of units sold year to date, there was a 41 percent increase in homes priced between $300,000 and $500,000. Properties located west of the river enjoyed the highest average sale price increase at 12 percent.</em></p>
<p><em>Yochim concluded that Saskatoon continues to enjoy a balanced market with a sales to listing ratio of 52 percent. “This means that one out of every two homes listed are selling. However, if the number of sales continues to outpace new listings, we will lean more towards a seller’s market.” Economic growth, coupled with a supply imbalance, will continue to mean this is a good time for homeowners to consider capturing more equity from their properties. “Now is definitely a good time to put your home up for sale,” Yochim summarized.</em></p>

			<content:encoded><![CDATA[<p>Saskatoon real estate sales softened on a week-over-week basis, slipping lower to 76 unit sales (detached houses and condominiums), down from 90 <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-12-18-2012/">the previous week</a>. Still, home sales for the period finished well ahead of <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-20-25-2011/">the same week last year</a> when just 56 properties traded.</p>
<p><a href="http://teamfisher.com/saskatoon-homes-listed-mls-in-the-past-seven-days/">New listings</a> of Saskatoon homes also slipped lower for the third consecutive week with local agents producing just 103 new offerings, down from 126 the week before, but nearly matching listings taken over the same week in 2010 when 106 homes were offered for sale on the multiple listing service®.</p>

<p>The total number of homes offered for sale on the Saskatoon MLS® continued to climb, but at a slower pace than we might expect at this time of the year. The week closed with a total of 1019 residential listings, up just seven properties from the close of the previous week. Inventory continued to lose ground on an annual basis closing the week lower than it was at the same time last year by 56 properties. Today, there are 576 single-family homes and 354 condos offered for sale on the multiple listing service®. At the same point in 2011, those two categories were at 597 and 418 respectively.</p>

<p>This past week there were just 22 properties that were cancelled or withdrawn from the MLS®. An additional 14 reached the end of their listing term and expired without a sale. Over the course, of the week, 32 home sellers adjusted the asking price of their home.</p>
<p>This week’s sales include a half dozen units that sold above the $500K mark, including one that came close to a million dollars. There was also a large number in the $400,000-500,000 range. Together, those units pushed the weekly average selling price of a Saskatoon home sharply higher to $354,849. The median sale price of a Saskatoon home also jumped by nearly thirty thousand dollars to $334,500. Of course, both of our longer-term measures moved higher this week as well. The six-week average gained almost three thousand dollars reaching $318,283 for an annual gain of nearly 20K. The four-week median price jumped more than ten thousand dollars to $312,000 and finished the week about 25K ahead of the numbers we had seen during the same week a year ago.</p>

<p>Overbid sales were even with last week at seven. Those sellers pocketed an extra $2,028 on average. Another 12 Saskatoon homes were reported to have sold for the full asking price, while 57 of 76 closed transactions came in below the seller’s asking price by an average of $9,659.</p>

			<content:encoded><![CDATA[<p>Sales of Saskatoon homes bounced back from the first weekly year-over-year decline in 2012 as local real estate agents reported 90 firm house and condo deals to the MLS® this week, up 32 units compared to <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-5-11-2012/">last week</a>, and ahead of <a href="http://teamfisher.com/saskatoon-real-estate-week-in-review-february-14-18-2011/">the same week a year ago</a> by 18 homes.</p>
<p>New listings came in lower for the second consecutive week slipping just four units from the previous week to 126 and finishing lower than the same period in 2010 by just a few properties.</p>

<p>A strong sales week prevented the total number of Saskatoon homes offered for sale on the multiple listing service® from gaining any real traction this week. As of this morning, that number sits at 1011, just four units ahead of last week’s close, and 30 units behind levels seen a year ago. Today, we have 574 single-family homes and 351 condominiums that display an active status on the MLS®. Last year at this time, those two categories of housing stood at 567 and 414 respectively.</p>

<p>Over the course of the week, 43 property listings were either cancelled or withdrawn from the system. Another 37 sellers adjusted the asking price on their home. Meanwhile, 19 MLS® listings reached the end of their term and expired without a sale.</p>
<p>An increase in sales in the middle to upper price ranges pushed the average selling price of a Saskatoon higher than the previous week by about thirteen thousand dollars to $306,079. The median sale price for the week pushed up 10K to hit $304,950. The six-week average sale price held pretty steady on a weekly basis and closed the week at $315,510 to claim an annual gain of almost $15,000. The four-week median nudged higher by fifteen hundred dollars over last week to $301,500 and finished $11,600 higher than it did during the same week a year ago.</p>

<p>Overbid activity picked up a bit of steam as seven lucky sellers wrapped up a deal for more money than their asking price. The average overbid came in at $2,915. Another 15 Saskatoon home buyers stepped up and paid the seller’s full asking price to close a deal. Still, 68 of 90 recorded sales came in below the list price by an average of $9,337.</p>
