Doug,

Sales in June of 2009 were second only to 2007. Looking at the bigger picture, sales for this year are about average. Certainly nothing to cry about. On the other hand there does seem to be a good selection of product in most price categories so buyers have a bit more clout and there's nothing wrong with that.

Last fall was pretty strong for sales so it should not be a surprise to see a decline in sales yoy going forward. Most banks, economists, well, whatever I read in the Globe and Mail expect sales to soften in the 3rd and 4th quarters this year. If that happens then prices would soften as well. And that might be appearing already as you mentioned from other realtors.

Hi Roch,

Thanks for the visit and the comment. The graphs are created in excel.

Doug,

True. Unit sales are off less here than they are in many other areas but it's amazing how different a market feels when you take 17-18% of the sales out. Prices steady? I guess we'll see but it defies all logic that they should remain steady for long if these kinds of year-over-year unit sale declines stick around for long.

I was at a Realtor open house last week. There were only a half dozen agents present when I asked the question but they all agreed that $300K was suddenly going a fair bit further in Saskatoon than it had been earlier in the year.

Found this on another blog this morning.
Sales are slowing across Canada in the major cities.
Vancouver and Edmonton are down about 30% yoy.
Calgary is down about 40% yoy.
Toronto is down about 20% yoy.
Prices remain steady.
Saskatoon seems to be doing better than most.
