A five year statistical history of Saskatoon's residential real estate market

There's little doubt that the end of the year is an appropriate time to look ahead when it comes to personal and professional goals and resolutions. Try as we will, that's a little trickier when it comes to markets and over the past few years we've seen the real estate market perform against popular expectations, sometimes in spite of significant efforts to cool it. I'm not going to venture many guesses as to where things are going in the short term, but as you know, I'm always interested in looking back to see what has actually transpired over time. With that, I present for your review, a five-year history of Saskatoon's residential real estate market.

The next two charts show all activity in the residential category of the Saskatoon Multiple Listing Service. The numbers include single-family homes (houses), condominiums, duplexes, semi-detached dwellings, vacant lots and even mobile homes. These are the numbers that are commonly used when you hear the media and the Saskatoon Region Association of Realtors quote numbers on our market.

The next two charts show the same statistics for single-family homes. Generally, these are the numbers that are used when people are talking specifically about detached houses.

The final two charts provide the same statistics for the condominium categories. Included in these numbers would be units commonly known as apartment style condos and attached townhouse (row house) dwellings.
