This bungalow features three bedrooms on the main floor and a spacious two bedroom legal suite in the lower level. The bedrooms, the living room and hallways all have hardwood floors. Built in shelving and storage areas are sprinkled throughout the home, reducing the need for bulky furniture. The single garage has been transformed into another living space that has potential to be an at home office space, workout room, or family room, use your imagination for this space and you can transform it into the perfect room for your family. From this room you have direct access to the sprawling, mature backyard, where you’ll find lots of trees, garden boxes, shed, and a large deck to enjoy our wonderful Saskatchewan summers.
The basement suite has a shared side entrance and shared laundry. There is a full kitchen, a four piece bathroom, and a couple of living spaces in addition to two bedrooms. It is the perfect location and size for University of Saskatchewan students. Also in the basement area, there is an underground cold storage room with shelving, it’s an excellent spot for storing vegetables, canned goods or for use as a general storage area.
Many upgrades include new shingles and new water heater in 2019, upgraded front step, planters and flower beds, and new plumbing in the basement suite bathroom which includes the p-trap, shut-off valves, bathtub and tub surround in 2020. Other great features are a security system which is zoned separately for main and lower and includes water sensor, temperature sensor and carbon monoxide sensor, separate electrical meters, and boiler heat with separate thermostat controls for the main floor, the basement suite and the bonus “garage” living space. The boiler system was professionally inspected in early 2020.

He was the first Saskatoon real estate agent to promote a home online and has been an early adopter of new technologies ever since. “Everything about this business has changed over the past 20 years, and it will happen again in the next ten. An open mind and a curious attitude are all that’s needed to continue to find new ways to serve our clients by delivering a faster, smoother, worry-free transaction,” says Norm.

In his spare time, Norm enjoys Crossfit and cycling, some years accumulating over 2,000 kilometres on the road. He’s a strong supporter of the Royal LePage Shelter Foundation and enjoys raising funds by joining fun, fitness-related initiatives like the Grouse Grind for Shelter.
