Welcome to 255 Flavelle Crescent! This beautiful and spacious bi-level sits on a mature corner lot on a quiet crescent, walking distance from parks and schools and a stone's throw from all the amenities of neighbouring Hampton Village, Kensington and Blairemore. The upper-level living room is bathed in natural light from a sizeable front window and is open to the overlooking dining room, combining to make a bright and roomy space ideal for entertaining. A large kitchen with separate eating area features rich oak cabinetry, new flooring, stainless steel appliances (including a premium Bosch dishwasher), quartz counters, and a deep double sink. French doors open onto a composite deck spanning the width of the house above an expansive and private yard, where summer cook-outs benefit from the afternoon and evening sun—not to mention a natural gas BBQ hookup! The large master bedroom includes a three-piece ensuite; two more bedrooms and a full bath round out the main level, with direct access to the insulated two-car garage from the foyer. The fully developed lower level boasts 9ft ceilings and large, bright windows. Cooler evenings can be spent relaxing by the wood-burning fireplace in the downstairs family room, which is open to a raised and equally large second living room. A fourth bedroom, three-piece bath, and large bonus room—perfect as an office or media room—complete the downstairs living space. The laundry room includes an on-demand water heater that easily runs all three showers at once; the roof, re-shingled in 2016 and insulated to R-50+, enables the high-efficiency furnace, central A/C, and central humidifier to tune the home to your comfort year-round on a miserly energy budget. You will need to try hard to run out of storage here: the two-car garage, laundry room shelving, cavernous under-stair storage, and large backyard shed will provide no end of room for all your tools and toys, while the backyard fence’s wide double gate gives easy access to park boats, trailers, or other recreational vehicles safely under the deck. This home is not liable to stay on the market for long—come out to see it today!
