Six consecutive months of year-over-year sales gains for the Saskatoon real estate market, November 2023: SRA

Despite ongoing challenges related to low inventory and interest rates that remain at levels much higher than we’ve seen in years, the Saskatoon real estate market recorded its sixth consecutive month of year-over-year gains in November of 2023. A total of 314 residential properties changed hands, down from 382 in October, and up from 266 in November of 2022.

The gains were well distributed across the two major categories with 105 sales in the condo category, up from just 79 over the same month last year, and 190 single-family homes sales, up from 166 during the same month last year.

The number of new listings to hit the Saskatoon market in November fell lower from 518 in October to just 428 in November, which is ten units higher than November of last year.

Things continue to look pretty bleak in the inventory department.

After falling to their lowest levels since 2007 in October, options for Saskatoon home buyers just got worse in November. We finished the month with just 817 Saskatoon homes for sale, down from 899 at the close of October, and lower than last year by 159 units.

That left “months of supply” unchanged at 2.6.

Meanwhile, prices showed a little give in three of the four price measures we track, when compared to October numbers, while producing larger year-over-year gains.

The average price of a Saskatoon home slipped lower on a month-over-month basis by about 18K but was higher annually by $27,000.

The Benchmark price of a single-family home by $4300 from October to settle at $426,300. That’s higher than it was a year ago by $22,400.

The Benchmark price of a Saskatoon townhouse dipped $1800 from the previous month to $313,000 to record a significant annual gain of $23,900.

The Benchmark price of a Saskatoon apartment was the outlier as it continued to reach higher ground. It came in at $228,400 for the month, up five thousand from October, and up by $13,100 for the year.

Canadian Home Sales Ease Again in September 2023: CREA

The Canadian Real Estate Association (CREA) recently released national sales statistics for September of 2023.

Statistics1 released today by the Canadian Real Estate Association (CREA) show national home sales were down on a month- over-month basis in September 2023.

Home sales recorded over Canadian MLS® Systems posted a 1.9% decline between August and September 2023. While this marked the third straight month in a row of decrease, September’s drop was only about half as large as the one recorded in August. “With sales slowing and new listings returning to more normal levels, demand and supply are continuing to come into better balance, giving buyers more time and choice,” said Larry Cerqua, Chair of CREA. 

"Resale housing markets have settled down pretty quickly following this spring’s brief and somewhat surprising rebound in sales and prices,” said Shaun Cathcart, CREA’s Senior Economist. “With the inventory of homes for sale still historically low amid huge demand for housing in Canada, what happens next will depend on interest rates. Whether that means uncertainty about the possibility of further hikes, or just the cost of borrowing money right now, neither of these will be resolved for would-be buyers anytime soon. As such, expect a quieter-than-normal winter with all eyes on the Bank of Canada. We’ll see how buyers are feeling when the snow starts to melt.”

Saskatoon home sales tumble in September 2023

On the heels of a “smokin’ hot August” for the Saskatoon real estate market, a few factors converged to usher the number of homes reported sold to the MLS® system lower from 528 in August to 374 units.

First off, September does tend to be a pivotal month most years. In spite of the fact that agents often promise that things will pick up in the fall when holidays are over, reality suggests that we are now on our downward curve, and as you can see on the graph below, September is pretty much always slower than August.

Add to this, the fact that there simply isn’t enough inventory to meet demand. As August closed, we had less than two months’ worth of inventory (a seller’s market begins when inventory supplies drop below four months) and you can appreciate how frustrating it is for buyers. More of them are likely to opt out as the demands of family routines, and cooler weather bring additional challenges.

Of course, historical perspective is important, so I should point out that sales for September were up by about 50 units from the same month last year, so that’s a 15 percent gain.

As is typical for the season, the number of new listings added to the multiple listing service fell lower. Local agents listed just 575 homes, down from 657 the month before, and lower annually by 15.

Active listing inventory continued to slip lower showing a modest monthly drop of 24 units to settle at 976. That’s considerably fewer listings than were available at this time last year when there were 1210 options on the MLS®. As you can see, this is the lowest level of inventory that we’ve seen in many years.

On a positive note, the softer demand did bring “months of inventory” higher to 2.6 months.

Meanwhile, the average sale price of a Saskatoon home declined for the fourth consecutive month as it fell from $373,397 in August to $371,755 in September. This measure is also lower on an annual basis by about $1500.

The benchmark values from the MLS® Home Price Index, are looking a bit more favourable for sellers.

Single-family home prices bounced back from last month’s losses recouping $5K to reach $429,800 and finished higher annually by $17,300.

Townhome prices grew by 3K from the month before to close September at $312,900. That’s their highest point in years, and up over $20,000 on a year-over-year basis.

Apartment prices remained stable for the third consecutive month at $221,200 for an annual gain of just under 5K.

Canadian Home Sales Fall Back in August 2023: CREA

The Canadian Real Estate Association (CREA) recently released national sales statistics for August of 2023.

Statistics released today by the Canadian Real Estate Association (CREA) show national home sales were down on a month-over-month basis in August of 2023.

Home sales recorded over Canadian MLS® Systems posted a 4.1% decline between July and August 2023.

“With sales slowing and new listings returning to more normal levels, demand and supply are continuing to come into better balance, giving buyers more time and choice,” said Larry Cerqua, Chair of CREA. 

There were 3.4 months of inventory on a national basis at the end of August 2023, up from 3.2 months in July. While the measure is up a bit from its recent low of 3.1 months in May and June, it remains below the second half of 2022 and well below its long-term average of about five months.”

Saskatoon bucked the national trend as residential sales grew to 538 in August, up 37 from July, and higher than last August by 88 sales.

Saskatoon home sales spike in August 2023

A smokin’ hot August brought home buyers out in droves as Saskatoon home sales exploded and reached record levels. Local real estate agents reported 528 residential sales to the MLS® system, to finish higher than July’s numbers by 37 units, and up 88 on an annual basis.

Single-family home sales rose by 22 on both a monthly and annual basis, while condominiums saw the biggest gains growing by 12 compared to July, and up 50 sales on a year-over-year basis reaching 189.

Meanwhile, new listing activity fell lower, as is typical for this time of year. A total of 657 new listings were processed through the local multiple listing service®, down six percent from July and on par with numbers recorded last August.

As new listings slipped lower and sales reached new heights, active listing numbers continued to suffer. At the close of business on the final day of August, a total of 1,000 Saskatoon homes were showing an active status on our system. That’s down 92 from the previous month’s close, and lower than it was a year ago by 250 units. Ouch! You don’t have to be a statistician to see a problem that continues to worsen as you look at the active listings graph below. Our city keeps growing and inventory keeps slipping lower.

Months on inventory slipped to 1.9 at the close of August, down from 2.8 at this time last year.

The average sale price of a Saskatoon home slipped $3,000 from July to settle at $373,397. That number is also lower than it was a year ago, by $7,000.

The benchmark values from the MLS® Home Price Index, meanwhile show annual gains across the board.

Single-family home prices slipped $7,700 from July but remained up on an annual basis by $4,800.

The benchmark price of an apartment condo fell $400 from a month earlier but finished higher annually by $6,000.

Townhomes showed the largest gains as the benchmark price grew $5,400 from July to finish higher on a year-over-year basis by $15,000.

Canadian Home Sales Show Little Change from June to July, 2023: CREA

The Canadian Real Estate Association (CREA) recently released national sales statistics for July of 2023.

"Statistics released today by the Canadian Real Estate Association (CREA) show national home sales were only slightly changed on a month-over-month basis in July 2023.

“Home sales recorded over Canadian MLS® Systems posted a small 0.7% decline between June and July 2023. Activity has been showing signs of stabilizing since May.

‘July continued along the same trend we’ve seen emerge in recent months, with sales leveling off and new listings returning in more normal numbers,’ said Larry Cerqua, Chair of CREA. ‘This has been giving buyers more choices and balancing the market, which as of July was also slowing the rate of price growth. Following a typical seasonal sales pattern, Saskatoon home sales reached peak numbers in June at 541 and fell by 43 units in July to settle at 497, enough to show gains over the same month last year for the third consecutive month. This is an impressive run given that interest rates are higher than they’ve been for years, and also considering that prior to this three-month tear, sales had been lower annually for 17 months in a row.

Monthly declines are consistent between single-family detached homes and condominiums, while detached homes show a larger annual increase growing from 258 last July to 287 this July.

Meanwhile, the number of new listings processed by the Saskatoon MLS® took an even bigger slide as they fell to just 703, down from 791 last month. That’s eight fewer homes than were listed for sale last July.

The inventory of active MLS® listings grew for the fourth month in a row but remained well below historical levels. We finished the month with 1092 Saskatoon homes for sale, up 34 from the previous month’s close, but down from 1260 at the end of July 2022.

Fewer sales and a larger inventory of homes for sale pushed the “months of supply” higher to 2.2. That’s up .2 months from June’s close but still so firmly in seller’s market territory that buyers continued to struggle to find a home, or to get there fast enough to make an offer.

The average price of a Saskatoon home fell lower by roughly $12,000 from last month to reach $376,620. That’s up roughly 13K from last July.

The benchmark price of a Saskatoon single-family home went from $428,800 in June to $432,600 in July to finish higher on an annual basis by $1400. 

Townhomes prices slipped lower on the month as the benchmark fell by $800 from last month to settle at $304,500 but finished higher than they were last year by more than $8,800.00.

Apartment prices continued to grow for the second consecutive month in July when the benchmark price increased $4400 to $221,700, also up $4400 from where it was at the end of July 2022.

Canadian home sales continue to pick up steam in May of 2023: CREA

The Canadian Real Estate Association (CREA) recently released national sales statistics for May of 2023.

"Home sales recorded over Canadian MLS® Systems posted a 5.1% increase between April and May 2023, building on the double-digit jump in April and smaller gains in February and March.

“The rebound has been evident for a number of months at this point, but May really drove the point home with year-over-year comparisons for national sales activity and national average home price back in positive territory,” said Larry Cerqua, Chair of CREA. “That being said, the degree to which recovery will play out on the sales side as opposed to the price side will come down to supply, which remains quite low. After failing to make any gains in April, Saskatoon home sales spiked higher as local REALTORS® reports 538 residential sales, up from 396 the previous month, and even making some very modest gains over May of last year to break 16 consecutive months of year-over-year sales declines.

New listings grew from last month by close to 100 units as 765 Saskatoon homes were offered for sale. down 10.7 percent from last May.

The total inventory of active MLS® listings remained stagnant as we finished the month with just 1,043 active listings, down about 12 percent from a year ago, and nearly 37 percent below the ten-year average for May. This pushed “months of inventory” to 1.9 in the residential category and led to a bit of a buyer bloodbath as multiple offers seemed to present themselves on a regular basis.

Prices grew on a month-to-month basis for each measure we track, except for apartments which fell about two thousand dollars from last month (MLS Home Price Index Benchmark). It finished the month down on an annual basis as well, by $1,600. 

Meanwhile, the average price of a Saskatoon home grew more than 20K from last month to reach $389,442. That’s up roughly 12K from last May, and just slightly lower than our peak average price over the last five years. Last June, it got close to $392,000. I won’t be surprised if we top that in June of 2023 given the bleak inventory situation.

The benchmark price of a Saskatoon single-family home went from $421,000 in April to $430,000 in May to finish higher on an annual basis by $2500. 

Townhomes saw a larger jump as the benchmark price grew by just $4,000 from last month but finished higher than they were last year by more than $13,000.

Demand continues to outpace supply as Canadian home sales jump in April of 2023: CREA

The Canadian Real Estate Association (CREA) recently released national sales statistics for April of 2023.

"Home sales recorded over Canadian MLS® Systems posted an 11.3% increase from March to April 2023, foreshadowed by smaller back-to-back gains recorded in February and March.

“Over the last few months, there have been signs that housing markets were going to heat back up this year, so it wasn’t a surprise to see things take off after the Easter weekend, which often serves as the opener to the spring market,” said Larry Cerqua, CREA’s 2023-2024 Chair. “The issue going forward is not new: demand is once again returning at a scale that is outpacing supply. Saskatoon home sales failed to gain any traction during April as local agents reports 396 firm residential trades to the MLS® system, down one unit from March, and lower annually by 14 percent. This is the fourth consecutive month that demand has fallen on an annual basis, which comes as a surprise to no one, given the interest rate environment, and the lack of listing inventory, but it’s quite a rarity not to see some growth over the previous month as we move further into spring.

Fortunately, the number of new listings added to the system did show some growth. Saskatoon real estate agents brought 669 local homes to the system, higher than the previous month by close to 100 units, and also higher by a small handful compared to April of last year.

Year-to-date, new listing numbers are down close to 11 percent annually.

A more robust supply of new listings allowed the inventory of Saskatoon homes for sale to grow from 935 at the end of March to 1035 by the end of April. That leaves us down by 5.4 percent from a year ago, and lower than the ten-year average supply by 36.7 percent. Total supply, expressed as “months of supply” is very low at just 2.6 months, a clear seller’s market.

Prices seem to have remained in check despite the supply versus demand imbalance. The average price of a Saskatoon home grew just $12,000 from a year ago. The benchmark price of a single-family home rose by less than three thousand dollars, while the benchmark price of an apartment fell lower annually by about $1600. Townhomes showed some gains as the benchmark price grew by $13,000 year-over-year.
