Caswell Hill has had its rough spots over the past few decades as more homes have been turned over to the rental market. Neglect is apparent on a few of the neighborhood's streets, but an exciting rejuvenation of the area began when a new local area plan, developed in cooperation with dedicated volunteers from the community was adopted by Saskatoon City Council in 2001. Since that time, the area has seen a steady redevelopment in both its commercial and residential sectors. Noteworthy residential developments include the SoCa Lofts and the T. Eaton Lofts which saw an old warehouse converted to luxury condominiums.
More recently, city planners have been working in consultation with area residents to develop a South Caswell Concept Plan. The results of that effort were presented to the community on September 17, 2009. A plan which involves the removal of the Saskatoon bus barns would see two square blocks completely redeveloped to include a number of affordable housing initiatives, some new commercial space and a public park about 65,000 square feet in size.
The Caswell Hill area is home to Caswell School which provides instruction to children in kindergarten to grade eight and Bedford Road Collegiate for students in grade nine through grade twelve. Both schools are in the public system.
At this point, the area has one park space known as Ashworth Holmes Park. It's a beautiful, well-treed green space, just over ten acres in size. Area residents enjoy basketball and tennis facilities, a nice paddling pool, a playground, and a lawn bowling park.
