Welcome to the Caswell Hill Area of Saskatoon

Residential development began in Caswell Hill in the early 1900's and most of the homes that exist in the area today were built before 1946. Some building continues today as obsolete dwellings are removed to make way for new infill projects. About two-thirds of the nearly 1,600 Caswell Hill households are made up of single-family detached dwellings with most of the balance consisting of low-rise apartments and two-unit dwellings. Beautiful character homes, wartime homes, and more modern structures can be found on mature, tree lined streets throughout Caswell Hill.

Caswell Hill has had its rough spots over the past few decades as more homes have been turned over to the rental market. Neglect is apparent on a few of the neighborhood's streets, but an exciting rejuvenation of the area began when a new local area plan, developed in cooperation with dedicated volunteers from the community was adopted by Saskatoon City Council in 2001. Since that time, the area has seen a steady redevelopment in both its commercial and residential sectors. Noteworthy residential developments include the SoCa Lofts and the T. Eaton Lofts which saw an old warehouse converted to luxury condominiums.

More recently, city planners have been working in consultation with area residents to develop a South Caswell Concept Plan. The results of that effort were presented to the community on September 17, 2009. A plan which involves the removal of the Saskatoon bus barns would see two square blocks completely redeveloped to include a number of affordable housing initiatives, some new commercial space and a public park about 65,000 square feet in size.

The Caswell Hill area is home to Caswell School which provides instruction to children in kindergarten to grade eight and Bedford Road Collegiate for students in grade nine through grade twelve. Both schools are in the public system.

At this point, the area has one park space known as Ashworth Holmes Park. It's a beautiful, well-treed green space, just over ten acres in size. Area residents enjoy basketball and tennis facilities, a nice paddling pool, a playground, and a lawn bowling park.

Caswell Hill may be the city’s best-kept secret. The neighbourhood combines a central location with beautiful homes, streets, and parks, as well as a great community. Those who dig a little bit deeper than simply the “alphabet” core location will benefit from a safe, vibrant, beautiful neighbourhood. I’m not always in love with owning a character home due to my ineptitude with maintenance and renovations, but I do not have a single complaint about my neighbourhood itself. Those considering City Park and Varsity View but are shocked by the sticker prices should check out Caswell Hill. It’s simply a great place to live.

As a recent homeowner in this neighborhood, my wife and I couldn’t be happier. The houses are gorgeous and full of character, the trees on the streets and in the park space are beautiful, and everyone is incredibly friendly. We’ve also never had any problems regarding crime or noise. The recently renovated Safeway nearby is also great! Far better than living in a suburb on the outskirts of town and just as nice as any older East Side neighborhood!
