Given its close proximity to the university campus, Varsity View does tend to offer many rental options for students. The area has higher concentration of apartments and two-unit dwellings than most with the two categories accounting for roughly two-thirds of the housing stock while single-family detached homes make up the balance. In spite of the fact that home ownership in the area is below forty percent, Varsity View manages to have a very owner-occupied kind of feel to it. For the most part, a reasonable level of pride is evident in the way that homes in the area are cared for.
Today, the neighbourhood is home to two elementary schools. Bishop Murray provides instruction to high school students enrolled in the catholic system, while Brunskill School caters to elementary school aged kids enrolled in the public system.
There are four public parks in the area with just under seventeen acres of green space. Limited recreational amenities include tennis, playgrounds and walking paths. Of course, neighbouring Nutana has an abundance of park space, including beautiful Rotary Park on the river bank and Varsity View residents will often enjoy the amenities offered just to the south of its western border, Clarence Avenue. Of course, the University of Saskatchewan campus also offers lots of opportunities to enjoy the outdoors amidst some of Saskatoon's prettiest scenery.
